1. Do you have to buy a home through the Realtor who is advertising the property?
NO
You do not have to deal with the Realtor who advertises the property. You can often be better served when you work with an independent party.
As a licensed Realtor with the Calgary Real Estate Board I am able to show you any home on the market including new homes and those listed by other companies! When you work with me as your Buyers Agent I represent only you and your interests and not those of the seller of the home. More importantly you will be given truly independent advice and it is my legal obligation to protect and promote the interests of my clients as I would my own (these are referred as fiduciary duties). Agency and fiduciary duties will be explained in detail during our first initial meeting. 2. Does the buyer have to pay a commission?
NO
When you work with a Realtor to buy a house the commission is paid through the home sale proceeds (a Realtor will work with you and explain how the commissions are being paid with a particular transaction). As a home buyer you will be expected to pay other fees (known as closing costs) that include such things as legal fees, land titles fees, tax adjustments, etc. These closing costs are usually dealt with at the lawyers office and can be approximately 1.5% of the purchase price of the home.
3. Why do I need a Realtor to help me buy a home?
Without representation you leave yourself open to any number of issues including:
- Paying more than fair market value for a property
- Buying a home without knowledge of patent or latent defects may drastically affect the resale value of your home
- Financial Liability should you walk away from the offer
- Purchasing a property which may have once operated as a Grow Op Bad Financing
- Lack of protection with respect to properly dealing with Conditions & Terms in the Purchase Contract
- Limited long term value and equity growth of your investment without knowledge of market trends and neighbourhood history
- Future development and growth issues in an area
